Beautiful Bear Lake County! Thomas Fork River Ranch! 80 acres, 30′-40′ wide year round creek/river, 58 shares of irrigation, and a massive 6, 000 sq ft metal building, partially residentially finished. The 60’x100′ building has cement floor, wood-burning stove, and some framing for residential rooms, as well as 4″ plumbing pipes laid in the floor (was to be a 6 bed/3 bath w/kitchen main floor layout), with plenty of height for a second story above! Interior of building being used for storage at the moment. Currently powered by large generator. The year-round accessible road makes this a beautiful future primary residence, or an off-grid retreat to visit in any season, with 80 acres of your own lush, irrigated land surrounding you! The views of the mountains to the east can’t be beaten. Thomas Fork Creek flows year round through the property, providing great stock water and fishing right out your backyard! Land is fully fenced, and includes TWO great culinary wells w/pumps, park model home (live there while finishing the bigger building!), corral, a loafing shed, and more! Immense value for all of the acreage, water rights, and numerous improvements. The location is ideal for a recreational residence, putting you 45 minutes from the beautiful beaches of Bear Lake, 30 minutes from the mountain getaways of Star Valley and less than 2 hours from Jackson Hole, the gateway to the Tetons and Yellowstone!
