16500 N 6400 E, Mt Pleasant, Utah 84647

If you’ve been looking for a large piece of land with WATER already in place, this property deserves your attention. Just southwest of Mount Pleasant, this 139.75-acre property offers wide-open space, incredible 360-degree views, and something that can be hard to find on acreage like this: a private spring AND a well that was drilled in 2022. That water makes this property especially unique. About 45 acres benefit from natural sub-irrigation, giving you a big head start if you’re dreaming about gardens, an orchard, pasture, livestock, or a small farm. The rest of the acreage is mostly dry pasture and native brush, giving you plenty of usable ground and room to spread out. Power is already available along the southern boundary, and the entire property is fenced, so a lot of the groundwork has already been done. And then there’s the PRIVACY…. With nearly 140 acres, you can build your home, shop, barn, or whatever else you have in mind without feeling like your neighbors are right on top of you. At the same time, you’re still only minutes from Mount Pleasant. Whether you want to build a custom home, create a working farm, raise animals, or simply own a beautiful private piece of Sanpete County, this property gives you a rare combination of acreage, water, privacy, usable land, and incredible views in every direction.
